This was my second choice….My daughter and I stood on this verse while she was receiving her treatment for lymphoma…when the treatments failed and they told her to get her affairs in order we stood on His word with all we had, found a new oncologist and she went through another treatment with stem cell transplant a Duke to follow. We were there for one month and she amazed everyone with how well things were going, as horrifice as they were. When she completed her treatment we went home knowing she was healed! That was five years ago…her son is now 8 years old and she is in her last year of law school…tell me God is not awesome!! I learned then to never, ever listen to mans diagnosis alone!

S P 500 component Garmin Ltd. (GRMN) said a division of its company, Garmin International, is later this summer releasing HUD, its first portable heads-up display for smartphone navigation applications. Dubbed, 鈥avigation Meets Projection,鈥?the device will project directions onto a transparent film on the windshield or an attached reflector lens. HUD is shown on the Garmin website for $129.99, but it is clearly defined as not yet receiving authorization from the Federal Communications Commission and not offered for sale until FCC authorization is obtained.
HUD is designed to work with Bluetooth-enabled smartphones running Garmin鈥StreetPilot of NAVIGON apps, which are sold separately. The device pairs with iPhones, Android phones and Windows 8 phones, according to Switzerland-based Garmin.
The heads-up display provides information such as directions, current speed, speed limit, turn arrows, distance to the next turn, lane guidance, estimated overall trip time, possible traffic delays and upcoming safety camera locations. The spoken directions can be synced with Bluetooth audio systems in cars and have the ability to lower streaming music volume on the car stereo as directions are given.
鈥ead-up displays currently have their place in select high-end cars, but HUD makes this technology available as an aftermarket accessory for any vehicle, at an affordable price,鈥?said Dan Bartel, vice president of worldwide sales at Garmin.
Heads-up displays, which are designed to allow drivers to receive information without looking away from the road, were originally developed for military planes with origins back to before World War II. Bishop Gorman High basketball player Stephen Zimmerman continues to make a name for himself nationally.

Canyon Springs sophomore grabs first scholarship offers
Canyon Springs sophomore point guard Jordan Davis burst onto the scene late during the high school season in February, .

What Josh Burkman accomplished Friday night, submitting Jon Fitch 41 seconds into their World Series of Fighting 3 main event, was far better than what he planned.
Burkman, a 5-to-1 underdog who held a previous submission loss to Fitch, naturally believed he could win. He thought if everything went right, he could do it quickly too.
But not like this.
鈥ho thinks they are going to choke out Jon Fitch?,鈥?a beaming Burkman asked backstage minutes after his victory.

The veteran would come to regret it, as Gaethje came back to score a TKO victory over Cobb at 2:19 of the third round with repeated leg kicks.
Jerrod Sanders beat Jeff Smith by unanimous decision (30-27, 30-27, 30-27) in a featherweight bout. Sanders relied on his wrestling prowess to power past Smith.
Lightweight Dan Lauzon won every round on every judges' scorecard to earn a unanimous decision over local John Gunderson. Lauzon knocked Gunderson down with a head kick early, escaped a submission attempt in the second round and kept the pressure on late.
Carson Beebe defeated Joe Murphy by unanimous decision (29-28, 29-28, 29-28) in a bantamweight bout. Several momentum swings took place as the fight was largely contested on the ground with the fighters trading submission attempts.
Bulgarian prospect Krasimir Mladenor scored a unanimous-decision victory (30-27, 30-27, 29-28) over Kendrick Miree in a middleweight bout. Mladenor kept his professional record perfect with a ninth consecutive victory while Miree lost for the first time in six attempts.

May 23, 2013 8:04 a.m. Me thinks that the writer of this editorial has an interest, or has a person close to them, in the Teach for America program. This is not the writings of a disinterested party.
Since joining the district in 2004, I have met up and worked along side of Teach for America teachers. Although these individuals are wonderful human beings and highly intelligent, their first love career wise was NOT teaching. It is and has been the field of coursework that they have studied for years, and graduated with the doors less than open with such jobs, so they are recruited by Teach for America as a default.
Teaching is a rocky road, and positions are always available throughout the world, as is nursing. Five or six weeks of post graduate training does not replace years professional teachers have trained for a profession that requires a global knowledge of everything imaginable, unlike TFA teachers who have a limited field of knowledge in a specific area.
In a time that we are shifting to Common Core State Standards that require cross-cutting and a thematic, project-based approach to education, it is counter logical to use teachers (as TFA) that have a limited perspectives, breath and depth of knowledge, and shallow experiences across the curriculum. There is limited to no cross-cutting with them. They can teach a limited field very well. But our students and CCSS require more for proficiency.

What this all amounts to is MONEY and the further destruction of the Middle Class. When the elite have the power to marginalize a traditionally educated workforce who looks to be FAIRLY compensated for their education and experience, you have the furthering of the divide of the haves and the have nots also known as class stratification. Would Elaine Wynn work under the conditions that our highly qualified veteran teachers endure? Doubtful.

Develop a mentoring program for TFA teachers. Give them credit toward accreditation. Require accreditation training to begin after their two-year commitment that is completed within three years. Think, teachers, Think.
Education is in crisis. There are some wonderful human beings that want to help. Don t dismiss them because they don t fit your ideal. That s bigotry.
At least, Star has the guts to admit its not about educating children, it is all about which adults get the money.

"I'm a work in progress," says Anthony Kelly, former career criminal, long-term drug abuser and one-time star trainee in TV chef . Before taking part in last year's surprise-hit reality TV programme, Gordon Behind Bars, in which Ramsay set up a professional bakery in the bowels of 's Brixton prison, Kelly, 34, had spent a total of 16 years in a variety of jails around the country serving time for burglary, drug dealing, stealing from heavy goods vehicles and innumerable other felonious activities.
Now, a year after the series ended, the fast-talking cockney's life has taken a dramatic change in direction. For the first time since he was 10 years old, and after a long stint in a rehabilitation clinic in Devon, Kelly is clear of drugs.
"I never knew life could be this good," he says when we meet in Anchor House, a former seafarer's mission that serves the needs of homeless people in Canning Town, east London. He smiles alot as we chat and looks much fitter and healthier than he did on TV. "Nodrugs, no crime. I can't imagine going back to the way Ilived before," he says.
It would be hard to imagine anyone living the way Kelly did before. He was born in the East End of London in 1978 and brought up in Canning Town with his four siblings. His mother was Glaswegian; his father a seaman from Liverpool. Both were alcoholics.
"They fought constantly," he says, "Imean with bottles, knives, a tin-opener, anything they could get their hands on, when they were drunk. Once, my mother put a hot iron on my dad's back when he was asleep and he almost jumped out of the window. The bath was full of mouldy towels. The kitchen was covered in filth. It was squalor."
He recounts how, as a six-year-old, he did "bob-a-job, a Saturday job, washing cars, even penny for the guy, anything to get money for booze for my mother. When she was drunk, I could just run on the streets. It was more comfortable out there than it was in that shithole of a house." He started "smoking puff" when he was seven, and by 10 he was sniffing cocaine and passing painkillers off as ecstasy tablets at rave parties. Perhaps it was inevitable he would end up in the care system. "They put me into care for not going to school, but once Iwas in care I never went to school ever again," he says. He ran away from care homes dozens of times, sleeping in cars, sheds, squats, and committing relatively petty crimes to survive. He was 12 when his mother, aged just 39, died from alcohol-related illnesses, and his criminal behaviour escalated. At 15, he was sent to a young offenders' institution for theft, and his future as an established "prolific and priority offender" was secured.
Dysfunction-causing issues that have festered and fed criminality and antisocial behaviour from an early age often become so deep-rooted that by adulthood they are almost impossible to resolve. To change such a damaged life takes courage, commitment and, above all, support. How much of Kelly's turnaround does he owe to his prison encounter with ?
"I owe Gordon a lot," he says. "He was totally genuine in the prison. Away from the cameras, he was as good as gold. He explains that he made a decision to change before he went in to serve his last prison sentence. "I was sick of living in constant embarrassment and shame; sick of being a criminal causing untold misery," he says. The people who run Anchor House offered him a way out. "It was them who paid the 10,000 for my stay in rehab. Without them, Idon't think Iwould have made it."
And what about Ramsay's programme? "What he did is highlight the fact that there are plenty of people in prison who want to change, and he gave a few of us the chance to show that. Iwas never going to be a cook," he says, laughing. "But I wanted to prove myself to the doubters. Some of the guys on the course went on to work in restaurants. A couple ended up back inside. It's hard to change when you've been in and out of prison all your life. Gordon gave us a chance to show we were willing. But not everybody gets the chance that I've been given. I'm lucky I've got the support I need to keep this up, and now I'm determined to put my experience to good use to help others who've been through it like me."
Post-prison, Kelly has worked with prisoner peer-mentoring charity the StGiles Trust and done a stint as an actor at the Theatre Royal in Plymouth. "Ionlywent there as a volunteer helper [as part of his rehab programme] and they got me up on stage, acting," he says. Currently, he is undertaking training, supported by Anchor House, to become a "lifestyle architect", a sort of life coach-cum-counsellor for those struggling with troubled and troublesome lives.
In the meantime, Brixton's Bad Boys' Bakery continues to thrive. CAPE CANAVERAL, Fla. 鈥?NASA aborted a spacewalk at the International Space Station on Tuesday because of a dangerous water leak in an astronaut's helmet that drenched his eyes, nose and mouth.
The leak was so bad that Luca Parmitano, Italy's first spacewalker, couldn't hear or speak as the spacewalk came to an abrupt end. He asked his spacewalking partner, Christopher Cassidy, for help getting back in.
"He looks miserable. But OK," Cassidy assured Mission Control in Houston.
The source of the leak wasn't immediately known but a possible [url= http://www.wholesalefootballtshirts.com/los-angeles-clippers-c-73_78]Los Angeles Clippers LOGO T Shirts[/url] culprit was the helmet drink bag that astronauts sip from during spacewalks, although Parmitano later reported the water had an odd taste. Parmitano reported, "It's a lot of water," before he could no longer talk. His crewmates quickly yanked off his helmet, once he was back inside.
NASA seldom cuts a spacewalk short. Tuesday's problem left them with no choice. Parmitano could have choked on the floating water droplets in his helmet.
The trouble cropped up barely an hour into what was to be a six-hour spacewalk to perform cable work and other routine maintenance that had stacked up over the past couple years.
It was the astronauts' second spacewalk in eight days.
Parmitano startled everyone when he announced that he felt a lot of water on the back of his head.
At first, he thought it was sweat because of all his exertion on the job. But he was repeatedly assured it was not sweat. Cassidy said it might be water from his drink bag; it looked like a half-liter of water had leaked out.
The water eventually got into Parmitano's eyes. That's when NASA ordered the two men back inside. Then the water drenched his nose and mouth, and he had trouble hearing on the radio lines.
Cassidy quickly cleaned up the work site once Parmitano was back in the air lock, then joined him back in the space station.
The four astronauts who anxiously monitored the drama from inside hustled to remove Parmitano's helmet. They clustered around him, eight hands pulling off his helmet and using towels to mop his bald head. Balls of water floated away.
Parmitano looked relatively fine on NASA TV as he gestured with his hands to show his crewmates where the water had crept over his head.
Cassidy told Mission Control: "To him, the water clearly did not taste like our normal drinking water." A smiling Parmitano then chimed in: "Just so you know, I'm alive and I can answer those questions, too."
Mission Control praised the crew for its fast effort and promptly scheduled a radio hookup with flight surgeons on the ground. Engineers, meanwhile, scrambled to determine the source of the leak.
It was the fastest end to a spacewalk since 2004 when Russian and American spacewalkers were ordered back in by Mission Control outside Moscow because of spacesuit trouble. That spacewalk lasted a mere 14 minutes. Tuesday's spacewalk lasted one hour and 32 minutes.
This was the second spacewalk for Parmitano, 36, a former test pilot and Italian Air Force officer. He became the first Italian to conduct a spacewalk last Tuesday, more than a month after moving into the space station.
Cassidy, 43, a former Navy SEAL, is a veteran spacewalker midway through a six-month station stint.

GRAMMAR FELONIES
Irregardless. Regardless of context, irregardless is not a word. You just mean regardless. Hold back those first two letters and save your career.
Could of/Should of. You wrote a thank-you email to your interviewer saying, 鈥 could of talked all day to you.鈥?You could have had the job, but now you won鈥檛.
Loser and Looser. Go to any Internet message board and you鈥l see some trash-talker ridiculing a rival as a looser. This person is the true loser and deserves every manner of ridicule. If you write a cover letter saying, 鈥 can鈥檛 see your company loosing if you hire me,鈥?plan on them telling you to get lost.
Antidote vs. anecdote. You share an anecdote with me if we鈥e chatting. You only share an antidote with me if I鈥檝e been poisoned.
The last one above is an example of homonyms and near-homonyms, words that sound alike and thus are used interchangeably by a generation that hears words but doesn鈥檛 really bother to learn how to write them. Other common confusions include: dominate/dominant; patients/patience; allude/elude; traitor/trader; liable/libel; threw/through; rout/route; and so forth/fourth. All these can be innocent mistakes, but they may show an employer a lack of deep literacy.

Call Jack and I. This is an odd mistake that even many CEOs make. Their problem is that they dimly recall English teachers or parents telling them that me and Jack is dumb, bad English. So they adjust by not using me even when they should. Helpful tip: You wouldn鈥檛 say, 鈥all I,鈥?would you? So you shouldn鈥檛 say 鈥all Jack and I.鈥?
You鈥e/Your. This one is the bane of many people鈥 existence, yet it鈥 such a common error that I can almost imagine it becoming acceptable English. I realize this a minority position among writers. A graduate of a prestigious university told me she intentionally uses your instead of you鈥e because the latter sounds too snobbish.
Mixing up adjectives and adverbs. If you say, 鈥 feel badly for you,鈥?this suggests you鈥e not skilled at feeling people. Better to just go ahead and feel bad. The use of badly arises because, ironically, some people think that it sounds more polished and that it thus must be correct. Wrong. In most cases, though, people use adjectives instead adverbs out of laziness: 鈥淵ou run fast鈥?would be a typical example.
MISDEMEANORS
Its/It鈥. I鈥 going to suggest, without any scientific evidence, that its/it鈥 is viewed even less negatively than your/you鈥e. That鈥 because auto-correct is more likely to be your accomplice in this crime.
Than/then. My father said that you are taller than I am. Then he said we鈥e both shorter than Eva.
DEBATABLE POINTS
Split infinitives. If you say, 鈥淪he began to quickly scribble out some notes,鈥?some snobs (like the writers at The Economist) would criticize you. But if you move the adverb around, you might change the sense of the sentence鈥攁nd at a more common-sense level, you just sound stiff and awkward (like The Economist does on most days). Half of the snobbiest grammar experts I know insist you should still never split an infinitive. But the other half, who I suspect are correct, say that the ban on split infinitives is based on a naive attempt to, um, improperly import Latin rules into English. So the next time that someone criticizes you for using grammar badly, just sniff and say, 鈥淥h, I see you鈥e using the discredited neo-Latin construction, eh?鈥?
They or he or she. Many grammar snobs feel it鈥 a crime to say, 鈥f an accountant wants to be careful, they should double-check their records.鈥?Yet there鈥 a case for this being a to a well-established practice of mixing plural pronouns with singular subjects. And it gets around the clunkiness of saying 鈥渉e or she.鈥?
She鈥 busier than me. On its face, this would seem to be a mistake, and colleagues have often ripped me for this one. So it was to my delight that I found that some would say that this too falls into a false Latin analogy. Either 鈥渕e鈥?or 鈥鈥?is okay. As Strunk and White noted, 鈥淪he鈥 busier than I鈥?might display better grammar but 鈥淪he鈥 busier than me鈥?might display better judgment.

Not every grammar mistake will hurt your career, nor should it. But a little more attention to detail can pay off, in an age in which attention to detail has never been more lacking.

Sun coverage For years, terrible and violent crimes have been committed in the name of Islam. Does that mean Islam is inherently a religion of terrible violence?
The scholar Daniel Pipes has long argued that it is a mistake to attribute the evils committed by Muslim supremacists and jihadist killers to Islam itself, or to the text of the Koran and the hadith, the religion鈥 sacred scriptures. Like every great faith, Islam is what its adherents make of it. Today, many of those adherents are influenced by Islamism, the militant totalitarian version of Islam that emerged in the 20th century. The Islamist ascendancy is reflected in the savageries of al-Qaida, the brutal misogyny of the Taliban and the apocalyptic hostility of the regime in Iran.
But just as the nightmare of the Third Reich was far from the totality of German culture and character, so Islam鈥 1,400-year history is not encapsulated by the violent ugliness of the present moment. In other eras, Muslim society was known for its learning, tolerance and moderation. 鈥f things can get worse, they can also get better,鈥?Pipes writes in the current issue of Commentary. As recently as 1969, when he began his career in Islamic and Middle Eastern studies, Islamist extremism was all but unknown in world affairs. 鈥f Islamism can thus grow, it can also decline.鈥?
Since 9/11, Pipes has summarized his approach to the threat from Islamist terrorism and oppression with the maxim 鈥淩adical Islam is the problem; moderate Islam is the solution.鈥?Not everyone accepts such a distinction. Turkish Prime Minister Recep Tayyip Erdogan, who has been widely held [url= http://www.wholesalefootballtshirts.com/nba-tshirts-c-73]cheap NBA T shirts[/url] out as a model of moderate political Islam, has insisted that 鈥slam is Islam, and that鈥 it.鈥?
Many non-Muslims disagree with Pipes, too. The prominent Dutch politician Geert Wilders, who says the Koran should be banned in Holland, maintains that Islam and Islamism are 鈥xactly the same鈥?and that moderate Islam is 鈥渢otally nonexistent.鈥?Islam is not a religion like Christianity or Judaism, Wilders told me in a 2009 interview. 鈥t鈥 an ideology that wants to dominate every aspect of society.鈥?
To those who hold Wilders鈥?essentialist view, Islam鈥 teachings are immutable; the values promoted by the Koran and other Islamic scriptures are today what they have always been and always will be. By this argument, the backwardness, repression and violent incitement against non-Muslims that hold sway in much of the contemporary Muslim world don鈥檛 reflect a particularly harsh and unenlightened interpretation of Islam 鈥?they are Islam.
Not true, Pipes says. 鈥淥nly ... by ignoring more than a millennium of actual changes in the Koran鈥 interpretation鈥?鈥?on topics ranging from jihad to the role of women to slavery 鈥?鈥an one claim that the Koran has been understood identically over time.鈥?
Take the Koran鈥 famous injunction (2:256) that 鈥渢here be no compulsion in religion.鈥?Is that a call for universal religious tolerance? Does it apply only to the various denominations within Islam? Was it limited only to non-Muslims in seventh-century Arabia? Is it to be understood as purely symbolic? Does it protect only non-Muslims who agree to live under Muslim rule? Was it overridden by a subsequent Koranic verse?
As Pipes and other scholars have shown, the correct elucidation of that phrase is: All of the above. There is no monolithic reading of that seemingly straightforward passage. Muslim authorities have variously given it completely incompatible interpretations.
Like all religions, Islam changes. And like all scripture, the meaning of the Koran鈥 text depends on its expounders. The Hebrew Bible and the New Testament also contain passages whose normative meanings changed as the faiths based on them evolved. Do Jesus鈥?words in Matthew 鈥?鈥hink not that I am come to send peace on earth: I came not to send peace, but a sword鈥?鈥?mean that Christianity is not a religion of peace? The answer to that question is not the same today as it would have been during the Crusades or Europe鈥 wars of religion.
It is only fanatics who believe that they alone are in possession of the only correct answer to every important question, and that their beliefs must be enforced through power and persecution. The credo of the Muslim Brotherhood, which until a coup last week was Egypt鈥 ruling party, declares emphatically that 鈥淎llah is our objective. The Prophet is our leader. The Koran is our law. Jihad is our way.鈥?That authoritarian, supremacist line 鈥?the Islamists鈥?line 鈥?is only one understanding of Islam, and as millions of Egyptian citizens have made clear in recent days, it is by no means a universal one.
Radical Islam 鈥?not Islam itself 鈥?is the menace that must be defeated. In that struggle, we have no more invaluable allies than moderate Muslims. Pretending they don鈥檛 exist helps no one but the Islamists.

The movie鈥 opening weekend performance is far below the $66.1 million that 鈥ars 2鈥?grossed in 2011, but 鈥lanes鈥?is insulated from some pressure because it cost only $50 million to produce. The movie was initially developed as a direct-to-DVD release before the studio decided to release it in theaters.
鈥ercy Jackson: Sea of Monsters鈥?couldn鈥檛 repeat the luck seen by many sequels this summer, opening in fourth place to only $14.6 million 鈥?less than half what the original Percy Jackson movie opened to in 2010. A recent, sharp rise in mortgage-interest rates has raised concerns about whether the housing recovery will soften as home loans become more expensive.
Last week, the average rate nationwide for a 30-year mortgage jumped to 4.46 percent from 3.93 percent 鈥?the biggest one-week increase since 1987 and the highest rate since July 2011, according to the Federal Home Loan Mortgage Corp.
鈥e do think that, as rates go higher, there will be additional affordability issues,鈥?said Brad Hunter, a Florida-based economist for the real-estate research firm MetroStudy Inc.
鈥veryone is getting nervous now as the Fed is taking away the Kool-Aid bowl soon,鈥?he said. Rates started moving up after the Federal Reserve said on June 19 that it might end its economic-stimulation program by the end of this year or in 2014.
An increase in interest rates could temper the housing recovery in several ways.
For one thing, higher rates would mean prospective buyers could afford less house, possibly easing demand for new and existing homes. For another, the equity funds that have been buying up foreclosures would likely go looking elsewhere for better ways to invest their money, which would likely limit competition for new listings. Home builders may be pressured by higher carrying costs, even as fewer prospects show up to tour their model units. And homeowners not interested in selling would be less likely to refinance their existing loans.
Here鈥 a closer look at how rising rates could affect those four groups:
Buyers: For home buyers, many of whom have struggled since the Great Recession and global credit crisis to qualify for mortgages, an uptick in rates would also cut into their buying power once they are approved for a loan.
For example, buyers who obtained a $200,000 mortgage when interest rates were about 3.5 percent in April landed a monthly payment of about $900. But if rates head north to 5 percent, buyers hoping to get that same monthly [url= http://www.wholesalefootballtshirts.com/miami-heat-c-73_80]wholesale Miami Heat T Shirts[/url] payment would have to limit their mortgage to $170,000 鈥?or $30,000 less than they could have afforded with the lower loan rate.
In a talk to Congress last month, Fed Chairman Ben Bernanke noted that housing鈥 vital role in the nation鈥 economic recovery is due partly to the real estate-related jobs it creates 鈥ut also because higher house prices increase consumer wealth and promote consumer spending.鈥?
Over the 30-year life of a $200,000 mortgage, however, a home buyer would pay an additional $63,000 in interest with a 5 percent rate than with a 3.5 percent rate 鈥?money not available for spending on consumer goods or services.
And even though mortgage lenders stand to earn more money with higher rates of return on their loans, borrowers would not find it easier to qualify for home loans should interest rates keep rising, said Rob Nunziata, president of Orlando, Fla.-based FBC Mortgage LLC.
鈥ith some of the new regulations taking effect soon, such as [url= http://www.wholesalefootballtshirts.com/new-york-knicks-c-73_82]New York Knicks T Shirts[/url] QM 鈥?qualified mortgage 鈥?I think you will see lenders actually tighten guidelines as opposed to loosen them,鈥?he said.
The qualified mortgage rule, issued by the federal government鈥 Consumer Financial Protection Bureau, aims to crack down on loose lending practices. Among other provisions, it does not allow mortgages that would bring a home buyer鈥 total monthly debt payments, including property taxes and insurance, to more than 43 percent of the person鈥 gross income.
Investors: Institutional buyers are likely to slow the pace of their distress-sale home purchases if interest rates rise and other investments become more attractive. Whether they also dump the properties they have already purchased or hang onto them would depend on the demand for single-family-home rental properties.
鈥 think the major equity players, like Blackstone (Group), that brought volume purchases to the real estate industry will retreat from the purchase of individual homes,鈥?said Owen Beitsch, senior principal of Real Estate Research Consultants of Orlando. 鈥his asset class is simply much too management-intensive, and the spread between cost and return is decreasing.鈥?
John Tuccillo, chief economist for Florida Realtors, said he expects the pace of investor purchases to slow 鈥渄uring the next year or so.鈥?He added that, while he doesn鈥檛 expect equity funds to sell off their newly acquired houses, he figures they will cut back on picking up new ones.
Diminished demand for investment houses would put pressure on prices to fall, though areas with low inventory would more easily handle an increase in available properties without prices tanking.
Builders: Homebuilders would also have to adjust as prospective buyers grapple with reduced spending power. A certain slice of that group would scale back their search to existing-home listings, said Hunter, the MetroStudy economist. Others would settle for smaller new homes or for developments in more-remote locations, he added. And builders would face costlier carrying costs for land and materials as they wait for enough buyers to close out a project.
In the short term, Hunter said, the jump in interest rates could give the market a boost, as prospective home buyers who have been hesitating to act decide to buy now, assuming rates will only continue to rise.
Homeowners: For those in a home and intent on staying there, refinancing their current mortgage would make less sense if rates continue to escalate, Nunziata said.
The number of refinanced mortgages grew significantly in 2011-12, with home-purchase loans becoming a smaller part of the overall mortgage mix, he said. The last time the refinance market experienced a big boost, he noted, was back in 2001-03, when rates dropped to 5.25 percent from 7.25 percent.
Mortgage lenders who have been specializing in refis are likely to go out of business 鈥渟ooner than later鈥?if interest rates keep rising, he added.
鈥he lenders that focus on purchase business will be in good shape, as long as the economy continues to improve,鈥?Nunziata said.

The summer bounce in the economy was on Thursday after official figures showed that shoppers stocking up on food for the barbecue and sun cream during the hot weather had boosted retail sales in July.
In the latest piece of evidence that the economy is enjoying an upturn,, after a 0.3% rise in June, as the heatwave set the tills ringing.
But after a series of strong economic indicators in recent weeks, there is an intensifying debate about whether the upturn is merely a debt-fuelled mini-boom.
Economist Ann Pettifor, who foretold some of the events of the credit crunch in her 2006 book, The Coming First World Debt Crisis, said that with average wages still falling in real terms, the strong data were further evidence of debt-burdened consumers funding their spending with high-interest .
She said George Osborne had abandoned his plan to create a "march of the makers", and resorted instead to pumping up a new house price bubble with the controversial Help to Buy policy. "I think we're creating more asset bubbles. We haven't restructured the banks; we haven't rebalanced the economy; we haven't boosted investment: what on earth do we think we're growing this recovery on? There's nothing seriously underpinning this recovery, and that's why it's Alice in Wongaland, the confidence fairy is out there."
The ONS said spending in July was strong across a range of sectors, including food and clothing. "Feedback from supermarkets suggested that the sunny weather boosted sales across a range of products including food, alcohol, clothing and outdoor items," it added.
Overall sales were 3% higher than in the same month last year 鈥?the strongest annual rise since the start of 2011 鈥?while "predominantly food" stores saw a strong 2.5% jump in sales in the month.
The coalition is hoping that renewed consumer confidence, helped by the improving housing market, will underpin the economic recovery in the second half of this year, after GDP expanded by 0.6% [url= http://www.latestsportsjerseys.com/nike-seattle-seahawks-3-russell-wilson-green-stitched-nfl-elite-drift-fashion-jersey-p-4.html]Wilson Green Jerseys[/url] in the second quarter.

Some City analysts share Pettifor's concern that with incomes still falling in real terms as prices rise more rapidly than average wages, the improvement in is only coming through households dipping into their savings or piling up more debt. The ONS said prices were 1.8% higher than the same month last year 鈥?a slower rate of growth than the wider inflation rate, which also includes the cost of services.
Eimear Daly, head of market analysis at foreign exchange firm Monex Europe, said: "While the data will be taken as confirmation that the UK economy is gathering momentum into what is becoming an entrenched recovery, it also highlights a huge risk. This growth is the result of debt-fuelled consumer spending, underpinned by a drop in the saving ratio and higher house prices."
But David Kern, chief economist at the British Chambers of Commerce, said a spending spree was a good start to a more sustained upturn. "Some commentators have suggested that strong retail sales, while other areas of the economy remain weak, will lead to an unbalanced economic structure. We don't share these concerns, as although we would like to see more growth coming from investment and net trade, it is better to rely initially on domestic demand than to have no growth at all."

But Walt Disney has now warned that the film could instead go down as one of the year's biggest flops, predicting losses of almost $200m.
The Lone Ranger, which opens in Britain this weekend, stars Armie Hammer as the masked Texas lawman and Depp as his Comanche spirit guide. Budgeted at $225m, the film, directed by Gore Verbinski and produced by Jerry Bruckheimer, suffered a tortuous production process and met with largely scathing reviews on its release in the US.
Concerns over the odds of recouping the investment were reportedly voiced during production, and the shoot halted for several months over fears it was running over budget. Disney was at one point reported to be threatening to shelve the entire movie over spiralling costs, partly spooked by the failure of another western, Cowboys and Aliens.
When the film opened in the US and Canada over the 4 July Independence Day weekend it took just $29.9m. By comparison, the Superman reboot Man of Steel took $125m over the same period.
Whether The Lone Ranger goes down in movie history as a grand disaster rests on the shoulders of European cinemagoers 鈥?who traditionally embrace Depp but may feel more ambivalence towards the western. Promoting the film before its UK release, cast and crew appeared to lay blame for the film's box office failure in the US at the feet of the critics.
Depp said: "I think the reviews were written seven to eight months before we released the film. [The critics] had expectations that it must be a blockbuster. I don't have any expectations of that. I never do." It was a view echoed by Bruckheimer, who said he predicted a revision of the film as an unfairly dismissed classic in a few years. "It's one of those movies that whatever the critics missed in it this time, they'll review it in a few years and see that they made a mistake."
Armie Hammer, who plays the title role to Depp's Tonto, also advanced the opinion the critics had sealed the film's fate before they saw it. "I think it was the popular thing when the movie hit rocky terrain [the critics] jumped on the bandwagon to try and bash it." He claimed that, incensed by the commercial success of another summer blockbuster despite lukewarm reviews, critics redoubled their efforts against The Lone Ranger. "They tried to do the same thing to World War Z, it didn't work, the movie was successful. Instead, they decided to slit the jugular of our movie."
At its third quarter results, announced on Tuesday night, Disney said the film would lose between $160m-$190m as heavy promotion failed to sell tickets.
The film is a revisionist version of the character that first appeared on a Detroit radio station in the 1930s and went on to star in a 1950s TV serial, with the lead character in the contemporary version playing second fiddle to his Native American sidekick. Depp at press conferences has spoken of the film as an opportunity to right the wrong of earlier depictions of Native Americans.
Reviews in Britain have been somewhat kinder. The Guardian's Xan Brooks gave the film two stars and said the film was "not quite the flat-out, jaw-dropping calamity that some would have had us believe".
The film, Brooks said, "is riddled with flaws, from its bleary lack of focus to its glaring lack of chemistry [between the leads]. Even so, there's something charming about its fumbling, melancholy course to the credits".

Some of the critics 鈥?and I ve heard from many, both professional commentators and from Canadian political watchers who ve reached out to me 鈥?are simply hostile to religion, period. They re the sort who get bent out of shape that God is mentioned in the national anthem and launch lawsuits to shut down prayers before town hall meetings and the like. But others, including some knowledgeable and well-positioned opinion makers, have assured me that we in the Rest of Canada have it all wrong. Franklin County commissioners have said that the difference between raising the county鈥 sales
tax by a quarter cent on the dollar and a half cent hinges on whether they want to pay cash for a
new $150 million jail and $50 million morgue.
On Thursday, all three commissioners indicated they鈥l support the higher tax when they vote on
Tuesday.
At least one public-finance policy expert questions paying cash for public buildings, saying
that it unfairly burdens today鈥 taxpayers for buildings that will be used for the benefit of
future residents who won鈥檛 pay the tax.
Charlotte Kirschner, an assistant professor at the John Glenn School of Public Affairs at Ohio

of large public-construction projects over time.

place.
Low interest rates also mean that, although borrowing is cheaper, hoarding cash makes little
sense because the return on investment is so minimal for county governments, he said. By law,
counties can invest only in low-risk, low-return investments such as bonds.

But Breaking Bad did something those iconic shows didn鈥檛 do. Showrunner Vince Gilligan set his protagonist in motion. Television had always been about a kind of inertia. After every episode of M*A*S*H or The Rockford Files there鈥檇 be a cosmic reset button that would allow the characters to return to exactly where they started at the beginning of the episode. Vince Gilligan started Breaking Bad with no such constraints. Whereas Tony Soprano spent seven seasons running errands around North Jersey, Walter White embarked on an epic journey, tracing an arc reserved for iconic characters of literature and cinema like Jay Gatsby and Michael Corleone.
As he morphed Mr. Chips into Scarface, Gilligan wrote his own version of The Great American Novel. On Steroids.
Part of Breaking Bad鈥 grandeur stems from the medium itself. Watching The Godfather Part I and Part II takes about six and a half hours. You can read The Great Gatsby in roughly the same amount of time.
When it鈥 over, Breaking Bad will span 62 episodes. We鈥l have spent almost ten times as much time with Walt and Jesse and Skyler as we did with Gatsby and Daisy or Michael Corleone and Tom Hagen. We know Walter White in a way that few great characters have ever been known, coming to that knowledge organically, over time.
But we spent that same kind of time with Tony Soprano and McNulty. Breaking Bad differs from those shows鈥揳nd surpasses them鈥n one important way. This is a story that鈥 moving toward an ending.
